Private MORTGAGE lending
We originate mortgage loans for investment properties, funded by LX Financial, private lenders, and commercial lenders.
Private lending is one of the best risk-adjusted return, high-yield investment types: Real estate secured, 10.00%+ yield. It's also passive, and short term.
To our borrowers we are a valuable advisor and multi-source lender that can deliver loan options and solutions like no single source of financing can. This sets us apart from single-source lenders with limited offerings, and justifies higher than average lending terms for our lenders.
For private lenders we originate loans mostly for residential, multi-family, and small commercial properties. Loan amounts start at $50,000. Common lending terms are:
- 65% loan to value or less
- 9-15% interest rates
- 12-24 month terms
- Monthly interest only payments
Due diligence and risk
We're not a fund. Each loan stands on its own. Lenders make their own investment decisions based on the same information we have. Please ask if you need more information - and do your own due diligence. LX Financial is not responsible for loan performance. We only present mortgage investments we are willing to make ourselves. Partial investments
Partial (fractional) investments can often be made with normal first mortgage security and note recorded in the investor name. Great for allocation of otherwise idle funds, or diversification.
Loan funding and servicing
Loan funds are wired by the lender directly to the close, and wired back at time of repayment.
Apart from payment processing we typically do not handle investor funds. Loan servicing is available at no cost in which case the monthly payments are directly deposited into the lender's bank account.
