Private lending

We originate mortgage loans for investment properties only - funded by direct capital, private lenders, and commercial lenders.


Private mortgage lending is one of the best risk-adjusted return, high-yield investment types: Real estate secured, and 10%+ yield. It's also passive, and usually short term (6-18 months).


LX Financial is a multi-source lender and broker providing reliable, flexible capital to real estate investors and developers. Unlike single-program direct lenders, we deliver tailored financing solutions—with the ability to fund what is needed, the day it is needed. This differentiated approach sets us apart, and supports premium, above-market returns.


For our private lenders we originate mostly bridge loans (purchase, rehab, construction) for 1-4 family, multi-family, and small commercial properties. Loan amounts start at $50,000. Common lending terms are:


  • 70% loan to value or less
  • 9-15%+ interest rates
  • 6-24 month terms
  • Monthly interest only payments


Due diligence and risk

We're not a fund. Each loan stands on its own. Lenders make their own investment decisions based on the same information we have. Please ask if you need more information - and do your own due diligence. LX Financial is not responsible for loan performance. We only present mortgage investments we are willing to make ourselves. In fact, in many cases we will co-invest. 


Fractional investments 

Many loans can accomodate fractional participations. This approach is ideal for allocating otherwise idle funds and diversification in your investment portfolio. Fractional investments are often (not always) structured as a mortgage participation.


Loan funding and servicing

Loan funds are wired directly from the lender to the loan close, and wired back to the lender upon repayment. We offer loan servicing at no cost. Monthly payments are deposited directly into the lender's bank account.
